IRVINE, CA - January 8, 2003 - MBK Homes has been ranked #1 in overall customer satisfaction in Southern California by National Survey Systems move-in surveys. The organization also recognized the company's sales staff as ranking #1 in the region for the same period, the six months ending September 30, 2002. The 'overall customer satisfaction' category of the survey is a compilation of all other voting categories, including sales, construction, loan and closing, customer service and quality of workmanship.

"We are extremely proud of this honor and are especially proud of our outstanding sales team who has been recognized for its exceptional ability to establish and maintain a high level of trust and consistent follow-through with our customers," said Stefan Markowitz, president of MBK Homes. "At MBK Homes we have dedicated ourselves to being customer-focused, making our customers our top priority. We know that customers complete these surveys as a reflection of their personal experiences when buying a new home. The survey results validate this stellar effort by the entire MBK team."

Bob Mirman, chief executive officer of National Survey Systems, noted that MBK Homes was ranked amongst several large, nationally prominent homebuilders. "This survey reflects homebuyer responses in the Southern California region. Most of the builders listed are nationally-known public companies," Mirman explained. "MBK Homes is a mid-sized regional builder, and by receiving this recognition from its customers, the company is gaining further recognition and a new level of success."

In addition to their number one ranking in overall customer satisfaction and sales staff, MBK Homes was named among the top three builders within Southern California for customer service and quality of workmanship categories. On a national level competing against very large, successful builders with many divisions, MBK Homes ranked fourth for overall satisfaction, third for its sales team, and fifth for customer service.

"Taking the recognition to the next level, MBK homes is pleased to have been invited to build in some of Southern California's most sought-after master-planned communities such as Ladera Ranch, Westridge in Valencia and Vista del Verde in Yorba Linda," said Markowitz. "We are focusing our efforts on those communities we are offering in the Inland Empire, Los Angeles and Orange Counties, as we prepare for an active year."

While MBK Homes is considered a mid-size regional builder, the company is strengthened by the reputation and financial stability of its' parent company, Mitsui & Co., Ltd. In 2001 MBK Homes sold 326 homes, the company's best year to date.

MBK Homes has worked hard to strategically manage its Southern California expansion over the past several years. It has carefully chosen how and where to build its neighborhoods, locating its new collections in some of the most sought-after communities in the region.

"We've always been very selective about the neighborhoods in which we choose to build," said Stefan Markowitz, president of MBK Homes. "Location is one of the most important criteria a homebuyer should consider. That's why we research each potential location carefully before deciding to build there. We want to ensure that our homebuyers will have access to those important attributes that contribute to a location's desirability: schools, recreation, shopping, transportation, and employment."

As MBK has grown and become more visible, demand has increased. As a result, MBK established its Very Important Buyer (VIB) Registry, an exclusive priority registry for serious buyers at MBK neighborhoods. The VIB Registry allows MBK to focus attention on committed buyers, ensuring a fair and more streamlined sales process by eliminating stress-inducing campouts and lotteries.
